Fulton Market Jobs and West Loop Housing Demand

Fulton Market Jobs Are Driving West Loop Condo Demand: What It Means for Sellers in 2026

Are Fulton Market employers still driving demand for West Loop condos? Yes. Big companies keep moving into Fulton Market, and many of their people want to live close enough to walk to work.

The Short Answer: Fulton Market keeps adding major employers, from Google and McDonald's to Boston Consulting Group and Old Mission Capital. That creates a steady stream of buyers who want a short walk to the office. West Loop condo sellers who price right and market to those buyers are in the strongest spot.

Who is moving to Fulton Market right now?

The list keeps growing. Here are a few of the moves making news:

  1. Old Mission Capital is leaving the Loop for a 70,000-square-foot space at 167 N. Green Street.
  2. Boston Consulting Group is moving its Chicago operations and 1,000 Chicago-based employees to 360 N. Green.
  3. Valor Equity Partners is trading Michigan Avenue for 320 N. Sangamon. Law firm Norton Rose Fulbright also picked Fulton Market for its first Chicago office.
  4. KI, the furniture maker, moved from the Merchandise Mart to the entire eighth floor of 1045 W. Fulton, which also houses its Chicago teams.
  5. Tucker Development moved its headquarters from Highland Park to 954 W. Washington Blvd.

These companies join a Fulton Market that's already full of big names. The district is home to Mondelez's global headquarters, McDonald's corporate headquarters, Kimberly-Clark, Google, Glassdoor and Dyson.

That's a lot of paychecks. All within a few blocks of Randolph Street.

Why do office moves create condo buyers in the West Loop?

Think about the math. Redfin estimates about 39,226 jobs inside its West Loop boundaries, and only about 6,097 residents.

By that count, that's more than six jobs for every person who lives here.

Every new lease adds people who would rather take a short walk than a long Metra ride. Some will rent first. Many will buy. And when they buy, they look at the West Loop first. It's the same pattern I broke down in how corporate relocations drive downtown Chicago housing.

Work habits matter too. The Cooperator reports that a third room has become a must for many buyers who still work from home part of the week. Hybrid workers want a real office at home AND a short walk on office days.

West Loop lofts check both boxes.

What do the numbers say about the West Loop condo market?

I show about 90 West Loop condos for sale at a median list price of $495K, with most homes spending about 63 days on market.

New construction sits much higher. A two-bedroom in a new West Loop building can easily top $750,000. That gap is your opening as a resale seller.

But buyers are careful. The Cooperator says the market is settling into a calmer pace, where buyers have time to do their homework. Bidding wars are not a given.

So demand is real. But it rewards sellers who do things right.

How should West Loop sellers use Fulton Market demand?

Here's my playbook:

  1. Sell the commute. Put walking time in your marketing. Metropolitan Place at 130 S. Canal and Park Alexandria at 125 S. Jefferson sit steps from Union Station and Ogilvie. Haberdasher Square Lofts at 728 W. Jackson is close to the Clinton Blue Line. Say it plainly.
  2. Stage the office. Got a den or second bedroom? Show it as a home office with a real desk and good lighting. Hybrid buyers need to picture working there.
  3. Price right from day one. I always tell sellers this. Pricing right beats chasing the market down with reductions. Show buyers how your space compares to $750K-plus new construction.
  4. Own the first two weeks. That is your strongest leverage. Plan photos, video and the launch before you list.
  5. Watch the move-in dates. When a big employer opens a new office, a wave of new commuters follows. List with that in mind.

What do Fulton Market buyers want in a West Loop loft?

I've been selling downtown Chicago condos for more than 25 years, with 300+ transactions in the West Loop alone. That includes 85+ sales at Metropolitan Place, 90+ at Park Alexandria and 87+ at Haberdasher Square Lofts.

Here's what that tells me. Buyers coming from Fulton Market offices don't just want square footage. They want exposed brick, timber or concrete ceilings, in-unit laundry, garage parking and a walk they can do in winter.

In the West Loop, building-level data beats citywide averages every time. Two lofts three blocks apart can sell very differently. Your pricing should reflect your building, your floor plan and your view, not a Chicago headline.

Key Takeaways

  • Fulton Market keeps adding employers, including Old Mission Capital, BCG, Valor Equity Partners and KI.
  • Redfin estimates the West Loop has more than six jobs for every resident.
  • West Loop condos have a median list price near $495K, well below new construction two-bedrooms that can top $750K.
  • Buyers are careful, so pricing, staging and launch strategy matter.
  • Marketing the walk to work and a home office speaks directly to these buyers.

The Bottom Line

Fulton Market is not slowing down. Every new office brings people who want to live nearby, and the West Loop is the first place they look.

That's good news for West Loop condo owners. But demand alone won't sell your home. The sellers who win price right on day one, stage for how people live now and market straight to the Fulton Market commuter.

FAQ

Is the West Loop a good place to sell a condo in 2026? Yes, for sellers who price well. Fulton Market keeps adding jobs, which brings steady buyer interest. Homes priced right and marketed well have the edge.

Which companies are moving to Fulton Market? Recent moves include Old Mission Capital, Boston Consulting Group, Valor Equity Partners, KI and Tucker Development. They join Google, McDonald's, Mondelez and Kimberly-Clark, which are already in the district.

How long does it take to sell a West Loop condo? Redfin shows most West Loop homes spend about 63 days on market. Well-priced, well-prepared units often move faster than that.
