I know it's tough to spend money and update your home just to sell it. Especially a major kitchen or bath update.
 
You have to spend money and then not be able to enjoy the updates.
 
But when you're trying to sell your home, it’s important to have what buyers want.
 
If you have a kitchen that hasn't been touched in 20 years, it will be harder to sell.
They say styles change every 10 years, & that's pretty accurate. A 20-year-old kitchen or bath won't be appealing to today's buyers.
 
On top of that, buyers who are interested will lower their offer by double what it would cost for the updates.
 
In a low inventory market, you may not have to do major updates, but you'll need to have your home be competitive.
In a tough or slow market, you may need to do some pretty major projects. Freshen up the kitchen, new appliances, paint or replace the cabinets. Replace the counters, sinks & faucets.
 
Same with the bathrooms. New vanities, and countertops, refresh the bath or shower.
A dated house will cause it to sit on the market for a long time.
 
Most likely you'll have to do a few price drops.
Then update the home anyways.
 
Now you’re in the position to have a beautifully updated home to sell, that has long market time.
Buyers ask, Why has this beautiful home been on the market so long? What’s wrong with it?
 
Because of the long market time, you'll get low, low offers.
 
The best thing to do is what is necessary at the beginning.
Do the needed updates. De-clutter, paint, depersonalize, & clean as your life depends on it!
 
You need buyers to want to live there.
 
Do what you need in the beginning, and your home will sell quickly.
